The Naples real estate market continued to build momentum in the new year, with January 2025 posting strong gains in key indicators. Overall closed sales increased by 12%, climbing to 551 from 492 in January 2024. Meanwhile, the median closed price rose by 9.4%, reaching $659,000, up from $602,500 a year ago.

Sellers demonstrated confidence in the market’s stability, leading to a 22.6% increase in new listings for the month. While pending sales declined by 8%, the inventory surge of 39.5% provided buyers with more options than they’ve had in the past five years.

Notable Achievements in January 2025

  • New Listings: 2,233, up 22.6% from January 2024
  • Properties Under Contract: 933, down 8.0%
  • Homes Sold: 551 closed transactions

January saw notable shifts across price segments. While single-family home prices rose 6.7% to $800,000, condo prices saw a 2.7% decline, settling at $466,000.

Inventory and Market Dynamics

The inventory of homes for sale in Naples surged 39.5%, reaching 6,808 properties, compared to 4,881 in January 2024. Despite rising inventory, the increase in median prices suggests continued demand. However, the average days on market jumped by 50.8% to 92 days, compared to 61 days a year prior, signaling a shift in buyer behavior as they explore more options.
